How to read these listings. The court base price is the valuation set by the judge on the basis of an independent expert's report. The minimum bid is the lowest offer the court is legally allowed to accept — 75% of the base price. A lot marked “previously unsold” went to auction before and nobody bid: the price has been cut and competition is usually thinner.

What we don't show you, and why it matters. None of the above tells you whether the building work is authorised, whether the property can legally be brought up to standard, what it will cost, whether anyone is still living there, or how long it will take to get them out. That is all in the court expert's report — typically 60 to 100 pages, in Italian, in technical legal language. Reading it properly is the single thing that separates a bargain from an expensive mistake. Source and accuracy. Data comes from the Portale Vendite Pubbliche of the Italian Ministry of Justice and is refreshed every three hours. It is republished here for information only: always verify each lot on the official listing before acting, and never bid on the basis of this page alone. We are not the seller and we do not run the auction.

What exactly you are buying. Ownership type is shown where the Ministry portal states it. On nearly two thirds of the lots the official summary is too brief to tell: it must be checked in the court report — one of the things we verify in the Dossier. We do not list lots that turn out to be undivided shares, bare ownership or usufructs, nor those a third party has the right to live in — a right of habitation, a matrimonial home assigned by a court: the price is not comparable to that of a whole property and the property cannot be freely used.
